The job displayed above is Aannagore Mill  which is located just outside Sixmilbridge - as the name suggests it was an old mill that lay in ruins.

The work we carried out (to engineers spec) was as follows: drylined entire building over 4 floors, each floor was drylined in thus allowing the outside stone to be built back up - shuttered beam to run along top of wall to take wall plate for roof - traditional cut roof with natural spanish slate - stud partitions internally - hung doors and skirting and architrave.

Dry Lining or Timber Stud Partitions

Renovating and Refurbishments have become very popular in the last number of years mainly due to the great value that can be had at the moment in buying a premises for renovation be it residential or commercial, also banks are not lending money to the same level as previous years. Two of the tasks usually carried out in these projects are Dry Lining and Stud Partitions. 

Dry Lining is the procedure of placing a wall along the line of an external wall with as little of a gap as is possible this wall is usually framed out using metal studs or timber. Dry lining is most commonly  found in very old houses that were built from mass concrete or stone built houses such   as farmhouses both these types of construction  are usually  extremely  cold during the winter by D ry Lining it allows us to fit insulation between the vertical studs, thus increasing the insulation   properties of the house or building  this was carried out extensively  in the Annagore Mill project and many old houses we have renovated. 

- Stud Partitions are usually  the timber walls you find on the first floor of houses built over 10 years ago. They are also often used in office fit outs or to  divide up large rooms downstairs they offer a cheaper option  than block  built walls and usually   can be moved to suit your needs such as to  turn  box room  into walk  in wardrobe in semi detached house. The pictures to   the right and below are a job we recently completed at a new shop the “ Carpet House and Blind Store  in Limerick

-  Door Frames and Window Boards It is usually the case either with Dry Lining or Stud Partitions you will need door frames and window boards to be fitted. These are usually fitted prior to plastering.

When we arrived on site the building was just a shell with steel beams running horizontally from wall  to wall

The picture shows the studs in their vertical position fixed to the steel beams, we firstly assembled these as they lay flat on the ground once assembled they were moved them into their final position and fixed to the steel beams. We then sheeted these partitions with MDF we also incorporated a pelmet running across the top of the partitions so strip lighting could be run over the blinds.

The project  had strict time constraints as the client was moving to  a new premises and wished to reduce the time to a minimum  that they were without a retail unit .We achieved this by completing the work within a week  This enabled the client to close one shop and move over a single weekend  and open in the new premises the following Monday  morning.

Second Fixing

Second fix carpentry is undertaken in a new or refurbished house once plastering is completed and the building has been left to dry out sufficiently

The second fix carpentry we do is as follows:

1.  Hanging of Doors:  The doors we hang range from fire doors which you would most commonly find in apartments or business premises or the standard panel doors which  you would see in most homes.

2.  All Types of Timber Flooring   - Solid flooring secret nailed to floor Joists -  Solid flooring glued to concrete floors  - Semi Solid flooring  - Laminate Flooring

3.  Tongued Grooved Sheeting  of ceilings and walls most commonly seen in conservatory ceilings. 

4.  Skirting and Architrave


A job we recently carried out was at the Vines Restaurant at Ballyneety Golf Club  which is scheduled to open at the end of July. The work we carried out was to complete timber panelling to the walls of the new restaurant and bar, of which some are curved. The client had a tight budget but still wanted a high quality finish so we offered the following solution:

· Fix sheets of MDF to the walls where the panelling was required.

· Organise the painting of these sheets

· Fix decorative strips of beading to sheets in a pattern that client was happy with

The Job was completed on time and within budget, the picture above shows the MDF sheets fixed to the wall with the screw holes filled prior to painting.
